How do I register my guests?

You can either send an email advising the office that you will be having guest staying in your unit. Please include all the names and phone numbers. Or you can fax or hand the deliver the registration form with all the information regarding your guest(s).

How is parking assigned?

Each owner was assigned at least one valet space at the time the unit was purchased.  Some owners opted to buy their own private parkings spaces to be able to self-park.  Only those owners or residents with self-parking spaces are issued garage access.  Although you were assigned a particular parking space for your vehicle, in effort to expedite your waiting time, the valet’s normally park cars in the first available “valet space.”

What are the Fitness Center Hours?

The fitness center opens at 5am and closes at 12am.

What are the Pool & Beach Hours?

The beach hours are from 830am to 5:30pm. The pool hours are from sunrise to sundown.

How many times can I rent my unit annually?

The association governing documents allow owners to rent your unit 12 times each calendar year.

Why can’t I get another cable company for my TV service?

The developer for La Perla Condominium signed an exclusive contract on behalf of the building for the 15 years with Primecast.  The Board has been in discussions with the company trying to improve the service and products we actually receive under our contract.

How do I reserve the service elevator?

To reserve the Service Elevator for any move, you must email or visit the office to check on the availability of the service elevator and to fill-out the Move-In / Move-Out Form.  There is a $200.00 non-refundable fee required for your initial move-in. The service elevator is available one a first-come-first served basis, and must be reserved for only a specific time period suitable, within reason, to your required time frame.  The service elevator can be reserved Monday through Friday from 8am to 5pm.  There are no move-ins or deliveries allowed on weekends.  There is a $500.00 refundable security deposit required for all move-ins or move-outs.

I have a potential tenant for my unit, what is required?

In order to reside in La Perla, all tenants must obtain a lease package from the office and complete the required application.  All tenants are subject to a background and credit checks.  The processing time is approximately two weeks for a response.  Do not assume your tenant will be approved.  Once your tenant is formally approved, the association documents require that they (or you) deposit with the building a common area security deposit in the same amount of the regular rent—no exceptions.

Can I leave keys at the front desk for housekeepers or realtors?

The building cannot accept keys to your unit unless you provide a lockbox.  Lockboxes are for Realtors only. We do not keep lockboxes for guests/Housekeepers or contractors. We will log in your lockbox and have the persons authorized to use the lock-box sign in and out each time your lockbox is used.

How many chairs am I allowed to have at the beach?

The building has a limited amount of chairs and umbrellas, and a confined beach area.  In an effort to accommodate everyone we have established the following restrictions:  Units with one bedroom are allowed 2 chairs and 1 umbrella.  Units with two bedrooms are allowed 4 chairs with 2 umbrellas.  If the building is not full and additional chairs are available, additional chairs may be available at the discretion of the office manager or beach attendant.

What can I do if I need an additional Parking space?

If your unit have one parking space you can rent a valet parking space form the management office in the amount of $150 a month and payment should be made quarterly. This space is a valet parking only you cannot self park. You can also rent or purchase a self parking space or valet space from any owner that may be renting or selling a space, at the offer rates.

When is my maintenance due?

Maintenance payments are due the 1st and no later than the 10th of each month. Late charges are assessed after the 10th of each month.

How do I reserve the Party Room?

Residents may reserve the Party Room on a first-come-first-served basis, and only for appropriate events.  Residents must fill out a registration and pay a security/cleaning deposit to use the room.  The amount of the security deposit varies depending upon the actual function.  Please refer to the appropriate Party Room Rental Form.

What are the hours to have work done in my unit?

You are allowed to have your contractor enter the building at 9am and they must be done and out of the building by 5pm, Monday through Friday. Also please note, your contractor must be registered with the office and obtain a contractor pass to park in the building.
